If you can afford to live in Muswell Hill, crouch end or wimbledon then I'd say that'd be nicer, but if you're budget doesn't stretch that far then there's nothing wrong with leytonstone and far far worse places to live. Choose the area carefully as there are parts of leytonstone i wouldn't live, but on the whole it's not at all bad. I live close enough to epping forest that I take lots of walks there and over to wanstead without having to pay 50grand more for a house in wanstead. I find there are too many 4x4's in snaresbrook/wanstead. Have a good walk around the area and decide on roads that you do and don't like. We're fortunate to live in the Bushwood area which is generally considered the 'nicest' bit of Leytonstone but the scare stories about the High Road being a 'no-go' area are a gross exaggeration. Yes, it's scruffy, but it's generally pretty harmonious with lots of nationalities rubbing along fairly well. And green space is always nearby. We like it here and, like many families, are adding to our house with a loft and extension rather than trying to move to Wanstead and bankrupt ourselves in the process. Wanstead is an easy walk up the road for cafes and small shops, and we use it all the time, but Leytonstone has a little bit more of the 'grit' that goes with living in London – and we like that. Unfortunately, two recently cracked and the shop no longer stocks them. Neither do any other tile shops in the area. Does anyone have a couple of spare ones sitting in their shed or garage?
